STALGRINDARHUS.IS provides the producer with all necessary architectural drawings, calculations, and production-ready materials. From the beginning of the design phase through to the final stages of production, a designated English-speaking engineer from the producer’s team or agency is required to manage all communication. This includes daily interaction with both the purchaser’s engineers and the Icelandic Research Building Institution (RB-IRBI).
It is critical that all submitted data, including drawings, loads, and norms, remain unchanged throughout the process. Should any adjustments be necessary, the producer must seek approval by submitting a formal request via email to the purchaser’s engineers. This ensures that there are no unexpected modifications and that all parties remain informed.
In addition to managing communication, the producer (along with their agency) is responsible for maintaining ongoing contact with key subcontractors. These subcontractors may include manufacturers of structural steel components like Z/C profiles, as well as cladding, windows, and doors. It is the producer’s duty to guarantee that all manufacturers receive the correct specifications, drawings, and standards needed for production and delivery.
Special care must be taken to meet Iceland’s unique structural requirements. In particular, wall corners, wind resistance, and roofing (within the first 3 meters from the edge) must adhere to higher standards. This often necessitates the addition of extra reinforcement, such as Z profiles or supplementary steel constructions, to ensure the building meets or exceeds expectations in these areas.

Once all technical specifications are agreed upon, the producer is required to compile a comprehensive price offer for STALGRINDARHUS.IS. Furthermore, it must outline the estimated weight of materials (in tons), volume (in cubic meters), and the cost of cargo transport (according to FAS – Incoterms 2000). Estimations should also be provided for the number of 40-foot containers required for shipping.
While quantities of steel and cladding may change as the design evolves, unit prices will remain fixed. The price offer must include time and cost calculations for assembling the building in Iceland, alongside expenses for worker travel to and from the country. Additionally, separate calculations should detail the costs associated with crane work, tools, accommodation, the total number of workers, and food for the workers in Iceland.
It is essential to note that all price offers will be presented as total prices excluding VAT. STALGRINDARHUS.IS will obtain information about, and collaborate with the producer to estimate, the costs of the producer’s engineering and agency services right at the project’s outset. Due to the urgency in Iceland, there is typically a short timeframe from when conditions and specifications for a tender are established until the price offer must be submitted. Generally, the time frame for STALGRINDARHUS.IS to broker a sale and finalize a contract is about 1 to 2 months following the completion of the price offer.
